Financing & Buying Process

Question: How does the owner financing work?

Answer: Every property comes with automatic, non-qualifying owner financing.  There is no bank involved and no credit check.  You work directly with our family.  You choose a property, come see it in person, make the down payment, make the mortgage recording fee, and we set up the monthly payments.  You can prepay any amount or pay the whole balance off early at any time with no penalty.

Question: Do I need good credit or a bank loan?

Answer: No.  We do not check credit and we do not involve banks.  Financing is automatic once you decide on a property, make the down payment, and mortgage recording fee.  This is one of the main reasons many of our buyers choose us.

Question: Can I pay extra or pay the land off early?

Answer: Yes.  You may prepay any portion of the balance or the entire remaining balance at any time with no prepayment penalty.  Many buyers pay extra when they can so they own the land free and clear sooner.

Question: Do I have to see the land before I buy?

Answer: Yes.  We require every buyer to visit the property in person.  We believe you should walk the land, see the roads, and feel comfortable with the location before you commit.  We meet families and individuals seven days a week by appointment so this is easy to arrange.  You may inspect the properties on your own, but we recommend calling us before viewing to confirm which parcels are available.

Question: What form of a payment do you accept for the down payment and mortgage recording fee?

Answer: The down payment and mortgage recording fee can be made by personal check, bank check, cashiers check, money order, cash or wire transfer.  We DO NOT accept debit or credit cards.

Question: What is the down payment on our properties?

Answer:  The down payment for each parcel can be found on our website.  The down payment is typically 10% to 20% of the purchase price.

Question: What is the mortgage recording fee?

Answer: The mortgage recording fee is a fee charged by the state or local government for the privilege of officially recording and registering a mortgage in the public land records.  The fee is based on the amount of the mortgage.

For example on a five acre parcel the fee is around $430 and on a twenty acre parcel the fee is around $1,025.  We will provide you with the exact amount once you select a parcel.

Question: How do I schedule a visit?

Answer: Simply call or text us at 352-339-4487 or email jimjean@jimjean.com.  Tell us which properties interest you and a few times that work for you.  We are available to meet seven days of the week by appointment.  There is no pressure - just honest information.

The Land & What Is Allowed

Question: What size properties do you offer?

Answer: Most of our properties range from 1 to 20 acres.  We sometimes have smaller or larger parcels available.  You can browse by size using the 1 Acre, 5 Acres, 10 Acres and 20 Acres links at the top of the website, or visit the Locations page.

Question: Where are the properties located?

Answer: All of our land is in North Central Florida - the area we call Spring Country.  The areas we serve are:

               - Columbia County (Lake City, Fort White area)

               - Suwannee County (Live Oak, O'Brien, McAlpin area)

               - Madison County (Madison, Lee area)

               - Hamilton County (Jasper, Jennings area)

               - Lafayette County (Mayo area)

Most parcels are within easy reach of Interstate 75 and Interstate 10.

Question: Can I put a mobile or modular home on the land?

Answer: Many of our properties allow mobile and modular homes.  Age and minimum square-footage requirements vary by property and county, so always check the individual listing.  We will also confirm the rules when you make contact with us.

Question: Do I have to build right away?

Answer: No.  On all of our parcels there is no requirement or timetable to build.  You can buy the land now and build later when you are ready.  Always verify the details on the specific property page.

Question: Are farm animals allowed?

Answer: Rules vary by property.  Many parcels allow farm animals (sometimes with restrictions such as no pigs).

Question: Is camping allowed?

Answer: Limited camping is permitted on some properties.  Long term camping (6 to 12 months) is permitted on some properties after you have installed a power pole, well, and septic tank.  Check the individual listing or ask us when you schedule a visit - we will give you the exact details for that piece of land.

Question: Is electricity available?

Answer: Electricity is available to the front of all of our parcels.  We can provide you with the name of the power company and more information when we meet with you.

Question: Is Internet available?

Answer: Fiber and High-speed internet availability depends on the specific location - we can discuss what is currently offered in the area when we meet you.

Question:  Is water available?

Answer: For water you would need to install a well.  One benefit of living in Spring Country is the Florida Aquifer, you can get water about anywhere when a well drilling contractor drills a well on your property.  A typical well in our area is usually no less than 100 feet deep, and its rare to see one over 200 feet deep.  We provide all of our buyers with a list of well drilling contractors when we meet.

Question:  Is sewer available?

Answer: For sewer you would need to install a septic system.  The size and type of septic system you will need is based off the location of the property and size of home you plan to place on the property.  We provide all of our buyers with a list of septic system contractors when we meet.

About the Area & Our Family

Question: Why is this area called Spring Country?

Answer: North Central Florida has more than 60 natural springs, six rivers, and many county, state, and national parks.  The area also has one of the lowest wind-zone ratings in Florida, which can help with insurance and building costs compared with coastal areas.

Question: Who will I deal with?

Answer: You will directly with our family - Jim, Alan, Andy, and Doug.  We have been selling land in this area for over 45 years.  When you call, you talk to someone who knows the properties and the roads.  We do not use high-pressure tactics.  We simply show you the land, explain the terms clearly, and let you decide.

Question: How do I stay informed about new properties?

Answer: New properties are added frequently.  You can sign up for updates in the box below, or simply call or text us and we will let you know when something matching what you want becomes available.  You can also follow us on Facebook, YouTube, and Instagram for photos and announcements.
