Dowling Oaks is located in Live Oak, Florida.  Live Oak is located off Interstate 10, only 15 miles west of the crossroads of Interstate 75 and 10.  This makes for an easy commute to Gainesville, Jacksonville, or Valdosta.  At Dowling Oaks you would be living in the lowest wind zone rating area in Florida reducing your risk from hurricanes, plus home construction cost and insurance costs.  Live Oak offers great climate year round and has many amenities while maintaining its small, hometown feel. 

 

In Live Oak you will find Publix, Winn Dixie, Super Wal-Mart, Lowes, Tractor Supply, a hospital, and restaurants. 

The small retirement community of Dowling Park is located 6 miles northwest of the property.  In Dowling Park you will find a grocery store, restaurants, shopping, and a paved boat ramp for the Suwannee River.   The county seat, Live Oak, is 14 miles to the east.  In Live Oak you will find Publix, Winn Dixie, Super Wal-Mart, Lowes, Tractor Supply, a hospital, and restaurants.

 

Charles Springs  is located approximately 4 miles South of Dowling Park. This County Park consists of 5 acres of land along the Suwannee River and has been designated as a historic site. The small shallow spring has a diameter of about 25 feet and a depth of 2 – 10 feet. The area is heavily wooded and features a nice bluff overlooking the Suwannee River. There is a one lane, paved boat ramp and parking area and wooden steps leading down to the spring. The park is also along the Suwannee River Wilderness Trail route from White Springs to the mouth of the Suwannee at the Gulf of Mexico.

 

Dowling Oaks is located on a county graded dirt road and a half mile from the nearest paved road.  The properties are mostly wooded in oak and hardwood trees.  We have cleared a home-site area and driveway on each parcel.  Estate 4 has an well and power pole on the property, but we do not know their condition.  Electricity is available to the front of each property. There is no requirement or timetable to build.  Mobile and Modular Homes are permitted.  Farm animals are permitted. 

There are NO DEED RESTRICTIONS  on this property, but you must follow the building codes of Suwannee County when you do decide to build or make improvements.
